Auctioneer Note: There is a 3% Buyers Premium that will be added to final bid. Successful buyer on Real Estate will be required to make a 3% down payment on auction date with balance due at closing and sign a Purchase Agreement. Owner has final determination of accepted final bid. Taxes will be pro-rated to the date of closing. Any and all desired inspections/financial desires to be done prior to auction date. Bidding process will be by live in-person and/or on-line bidding. All bidders are responsible for conducting his/her own evaluation/inspection of any/all property they wish to engage in the bidding process. Any/all finance desired must be arranged/approved prior to auction date. Desired valuation efforts must be completed by Auction date. All bidders must be 18 or over years of age. A bid is considered as a binding contract.

Bidding method will be by the acre with the total declared acreage used as the multiple of the price per acre.
Property will be offered in multiple tracts. Seller reserves the right to withdraw any tracts from the Auction prior to Auction date. Seller reserves the right to accept/reject any/all bids on or prior to auction date. Bidding will be at a Minium of $100 per acre (or greater). Opening bid per Tract will be determined by Seller.

Bidding opportunity times will start on March 2, 2026 for on-line bidding and will be available for bidding
for the live in-person bid process until the determination of each parcel declared “sold” or “not sold” with the final bid acceptance/rejection of any/all bids by Seller. The bidding process will be a “Hard” close for on-line and live in person bidding. Auctioneer has authority to determine a Tract is considered sold having acquired seller’s notice of an accepted bid.

Bidder/Bidders registration shall be at www.hibid.com (for on-line bidders) and for live in-person bidders
shall be the day of Auction prior to start of Auction bidding process. Bidder/bidders are responsible to have successfully completed the process of registering before the start of the Auction for on-line bidding.

Down Payment/Buyers Premium will be collected on Auction date or within 48 hours (for on-line bidders) from the close of the Auction. There is a 3% Buyers Premium to be added to the bidder’s final and accepted bid to determine the final agreed price by Seller and Buyer. Signing of a Real Estate Purchase Agreement is required of the successful bidder/bidders on the day of Auction or within 48 hours (for on-line bidders.) There
will be a 3% down payment required of the successful bidder/bidders the day of Auction or within 48 hours (for on-line bidders).

Closing shall take place on or within 45 days from Auction date unless agreed by Seller and Buyer/Buyers to extend the closing date. Real estate taxes shall be pro-rated to date of closing. All other closing cost to be “normal & customary” for Seller and Buyer.

Property inspection/due diligence desired by potential bidders is by a declared appointment time. Contact Auctioneer for desired inspection. All property is offered “As Is-Where Is”. No warranties expressed or implied.

Property location is along Alleghany and Grant Brick Roads in northeast Willimson County, Illinois. Property is in area identified as east of Paulton Road and south of Corinth Road. Listing of tracts to be sold are available.

Existing zoning/easements or new required of such for an accepted bid by Sellers shall be hereby determined to be inclusive of the successful bid.
